This property enjoys a fantastic position, just a few minutes’ walk from all the amenities of Wells-next-the-Sea, and yet backing onto open fields across which glimpses can be caught of the sea. Wells is a historic harbour town, situated on the estuary, nestled between the sandy beaches of the Holkham Estate and the tranquil creeks which meander through the marshes. The town itself has an excellent range of shops, making it easy to stock up on supplies as well as spend a pleasant afternoon browsing for gifts and souvenirs to take home. There is a fantastic choice of places to eat in the town, many of which serve the delicious local seafood for which the area is known. The beach, which lies just over a mile from the town centre, is a wonderful stretch of sand which is backed by pine trees and makes up part of the Holkham Estate belonging to nearby Holkham Hall.

Guests approach this cottage via an archway which takes them along a private covered alleyway at the side of the house and to the French doors leading to the garden. Once inside, they will find the spacious open-plan living space which runs the full length of the property. The lounge area of the room is located towards the rear and has two plump sofas which sit next to the double french doors and allow guests to easily relax at the end of a busy day, perhaps with a favourite programme on the Smart TV. The dining table seating six is situated in the middle of the space, beyond which the kitchen has been finished with some carefully chosen pieces which reflect the cottage’s position close to the coast. There is a good range of equipment for those guests who want to eat-in, including an oven, hob, microwave, fridge/freezer, dishwasher, and washing machine. On the first floor of the cottage, guests will find the house bathroom with its bath having a hand held shower attachment, WC, as well as two of the property’s three bedrooms. The first of these is a king size  boasting views towards the coast, whilst the second is a pretty room which can be set up as either a single or a twin, thanks to the pull-out trundle bed. A further set of stairs leads up to the master bedroom suite on the second floor, a delightful room with a king-size bed and an en-suite shower room with WC.

To the rear of the property, there is a decked sun terrace for which there is garden furniture and a BBQ provided and which offers panoramic views across open fields and beyond to the coast.

Lovely cottage in a perfect position I can see parking being an issue in peak season we just bought a weeks parking ticket for the car park opposite the property. Easy walking distance of quay, shops and restaurants.

Excellent location, all local amenities within easy walking distance. A cosy cottage, ideal for a break anytime of year. On street parking was available during our November stay, but the pay and display is an ideal alternative and at 34 for the week is good value.

The location of the cottage was excellent, right in the centre to Wells Next The Sea. It was a lovely furnished cottage and well equipped. We arrived on a Saturday and therefore the car park opposite was quite full, we had quite a walk to unload the car. We purchased a week ticket for the 34.00. Super little place to stay if you're looking for something straightforward and right in the heart of the town. Clean and well equipped. Enclosed rear garden was perfect for our little dog and the view of the park and footpaths to the beach beyond was great for a spot of people watching. So many fabulous places to visit if you're based in Wells.

This cottage is due a complete renovation. On arrival there was dog Pooh on what can loosely be described as a patch of grass. The railway sleepers in the garden were rotten, which were a health and safety hazard cups in kitchen so dirty we had to scrub with wire wool and place in dishwasher Toilets so dirty we had to go out to buy bleach Shower leRead moreaked through ceiling through to lights on the first floor No water in second floor toilet TOO MANY FAULTS TO FIT IN THIS SPACE PROVIDED Hide

The cottage was lovely and well equipped. Location excellent however parking is an issue and albeit carpark opposite to pay and display which is ok if not busy. If you have dogs be aware that dustbin men leave both garden gate and alley gate onto main street open therefore dogs may escape. Mine however were never out of my sight and we ensured the Read moregates were shut. Garden looks tired and could do with some TLC as sitting out having a BBQ was like being in a run down park. Hide

This is a fantastic cottage, a great size and a really good location close to all amenities and about a 1 mile walk to Wells beach. Parking is the only difficulty but we paid for a 1 week car parking ticket across the road which was absolutely fine. The kitchen has everything you need and the fridge freezer is a good size. The town is really quiet Read moreat night so great for families with younger children. There is a brilliant park behind the cottage too. Hide

A lovely property in a great location. We found on street parking during the break but as we had two cars in our party we also parked easily in the car park opposite which cost 34 for the week. It was quick and easy to heat the property and it stayed warm throughout our stay.

We visited mid March with my small dog and had a relaxing week away. Very well equiped kitchen apart from no instructions for microwave. Care to be taken in first floor bathroom as no grab handle, bath mat or shower curtain. The cottage is next to the Crab House fish restaurant where we had a lovely take away seafood platter. Regular bus service alRead moreong to coastal villages and bus passes accepted. Everywhere very dog friendly and most food outlets offer gluten free option. We would visit again. Hide

Lovely cottage in ideal location. On street parking was a bit hit and miss though there is a fee paying car park almost opposite. We had problems getting and keeping the cottage warm during the intense cold spell in February. Had most of the amenities you would require for a stay but strangely no tea strainer or sieve.
