A truly exceptional luxury retreat with spectacular views  -  Dating from the mid 18th Century Blue Tile Farm Barn is a fabulous family getaway, close to the inspiring North Norfolk coast. The stunning spacious modern interior is completely contemporary with the clean and distinctive design remaining sympathetic to the original features and the traditional brick and flint exterior. Everything here is designed to soothe you into a relaxed state of calm with its stylish décor, unique, interesting artwork and modern furnishings. The finishes include state of the art fittings, exposed beams, polished concrete and natural oak engineered flooring and doors, combined with “wrap around” off white paint throughout.

Ground Floor – wide entrance hallway, utility room, huge open plan with double height living space. 1 super king bedroom, 1 twin bedded room and a further king size bedroom with large ensuite bathroom. Family bathroom. Large private garden and parking for 3 cars.

First floor – stairs to the mezzanine level with a second sitting area and door to the triple bedroom with bespoke fitted cabin beds (full size single mattresses, can accommodate an adult)

From the spacious hallway ( utility room and cloakroom are off  here ) you enter the spectacular double height living space overlooked by the frameless glazed first floor balcony and oak staircase creating a striking feature. Two enormous windows dominate the space flooding the room with light and giving superb views over the garden and the surrounding rural landscape.

The high spec kitchen is bespoke and fitted with integrated top of the range Siemens appliances and finished with a white composite stone work surface. The island unit houses the double stainless steel sinks and taps and a breakfast bar. This area is open plan and ‘L’shaped to the dining area with stylish contemporary furnishings and original artworks. The dining table easily seats 10 guests around a 3m walnut topped table and soft padded dining chairs. The sitting area with its feature wall houses the very efficient triple width modern  woodburner. The enormous windows have double sliding doors opening onto the garden and a large terrace. The very comfortable leather sofas are complimented by the concrete topped coffee and side tables.

Tucked in a corner of this wonderful space is the oak staircase to the first floor. This overlooks the living area below and the balcony is fitted with frameless glazing. This is a super – and useful !- area, the kids will love it. Furnished with four bean bags, a Smart TV and – all importantly – headphones. From here is the door to the cabin room which has been fitted with three bespoke cabin style beds ( steps to the third bed ) and although designed with children in mind easily accommodates adults. Complete with ‘secret’ tunnel for communication between beds!

Back downstairs, the double bedroom (with king sized bed ) and the twin room both have two steps down in to them and are spacious spaces. They are furnished with contemporary wooden furniture from Heals and Habitat and both have floor to ceiling windows.

The master bedroom ( king size bed) is dual aspect, again with large windows giving a super view of the garden and fields beyond.  This is a wonderful room with a double height ceiling. There is a large ensuite bathroom with a double ended bath and walk in shower.

Outside is a large garden incorporating a good sized sandstone patio and lawned area. In one corner is a vegetable patch. In its entirety the garden has superb uninterrupted views of the beautiful landscape found here and backs onto private farmland. There is garden furniture and a wide stone gabion with an oak topped ‘bench’ framed by lavender plants.

To the front of the property there is a large gravelled courtyard with parking for up to three cars
